The existing Market Centre, with internal facing courtyards, generating income for the Yeoville community, dealing with a frustrated community not being allocated shops after years on the ‘short-list’. They had maximised their available space- with other areas sitting unused because of non-compliance.

We needed to increase the usable space, without affecting the affecting the external footprint of the structure, nor adding any additional floors.

We also needed to build an accurate list of users and their current occupancy, to design the layout of stalls, well grouped and increasing tenant mix but also ease of circulation and user co-ordination.

The scope required that I carry out an audit of the existing functions, and propose tenant mix layouts was reconfigured to improve the efficiency of the centre, but still to be implemented by management.

Key areas such as the existing and unused performance stage was demolished to create space for the new food court with storage areas. The previous storage area was cleared and redesigned to add more stalls and ablutions and offices, to support the additions.

The design of sections of the building resulted in a logical layout where food preparation functions are restricted to areas with access to services to ensure food safety, as required by NDoH.

Space saving solutions- such as pivoting garage doors which also operate as shading devises to extend the stall size while operating, crate racks, and allocated mezzanine storage areas per stall.
